San Carlos sits in the heart of San Diego’s Navajo area, tucked between Lake Murray and Cowles Mountain, and it’s one of our favorite neighborhoods to work in. It’s the kind of place people buy into and don’t leave — quiet streets, good schools, Mission Trails a few minutes away, and a housing stock that’s held its value precisely because the homes are solid. When we remodel a kitchen, bathroom, or ADU here, we already know what we’re walking into: well-built single-story homes that are now a half-century old and ready for their second act.
That’s the whole job in San Carlos — honoring a home that was built well the first time, and bringing it up to how people actually live now.
The homes here
San Carlos filled in mostly between the late 1950s and the early 1970s, when the Tavares Development Company and others built out the neighborhood with single-story ranch homes — two, three, and four bedrooms, attached two-car garages, and the kind of straightforward floor plans that defined the era. They’re generally modest in square footage by today’s standards, with the compartmentalized kitchens and smaller bathrooms that were normal when they were built.
For a remodel, a few things come with that territory. Homes framed in the 1960s and early ’70s were wired and plumbed to the codes of the day, so when we open up a San Carlos kitchen or bath, it’s not unusual to find original galvanized or early copper supply lines, aluminum or undersized branch wiring, cast-iron drains reaching the end of their life, and electrical panels that were sized for a 1965 household, not a modern one with an induction range, a microwave, and a dozen things charging at once. None of that is a crisis — it’s just the honest reality of a 55-year-old house, and it’s exactly why we’d rather give you a real number up front than a cheap one that climbs the day we pull off the drywall.
The payoff is that these ranch homes have great bones and great light, and their single-story layouts lend themselves beautifully to opening things up. The most common San Carlos kitchen remodel we do takes a closed-off galley or U-shaped kitchen and connects it to the living space, which is the change that makes a 1,100-square-foot ranch feel twice its size.
Permitting in San Carlos
San Carlos is part of the City of San Diego, so permits for remodeling work here run through the City of San Diego’s Development Services Department. A kitchen or bathroom remodel that stays inside the existing footprint — new cabinets, countertops, tile, fixtures, lighting, and like-for-like plumbing and electrical — is a permittable project, and we pull the permits and schedule the inspections so you’re never the one navigating the City’s system.
Where a project gets more involved is anything that changes the structure or expands the home: taking out a wall to open a kitchen (we verify whether it’s load-bearing and engineer a proper beam if it is), relocating plumbing, upgrading an undersized electrical panel, or adding square footage. The City of San Diego’s process is more formal than some of the smaller East County cities’, and plan review can take time, so we build the permit path into the plan from the start rather than treating it as an afterthought that stalls the job halfway through.
ADUs in San Carlos
ADUs — accessory dwelling units, or granny flats — are one of the most common reasons San Carlos homeowners call us, usually for aging parents, adult kids moving back, or long-term rental income. California’s statewide ADU laws have made these far easier to build than they were a decade ago, and the City of San Diego layers its own program on top of that framework (the local rules live in San Diego Municipal Code Chapter 14), with a streamlined review track designed to move ADU permits along faster than a typical custom build.
In practice, San Carlos lots work well for ADUs. The neighborhood’s flatter parcels and detached or attached garages often convert cleanly, and many lots have the room for a purpose-built detached unit in the back. The details — how big, how close to the property line, whether your lot and utilities can support it — depend on your specific parcel, and that’s the first thing we check before anyone gets attached to a floor plan. We handle the feasibility review, the permit set, the engineering, and the build, so the finished ADU is legal, financeable, and somewhere you’d genuinely want someone you love to live. Figure most ADU projects start around $150K and go up with size and finishes.
What a remodel here usually involves
Most of our San Carlos work is kitchens in the $30K–$60K range and bathrooms in the $25K–$50K range, plus ADUs starting around $150K. Because these homes are now 50-plus years old, a typical project here tends to include a little more than the surface finishes — updated wiring and plumbing brought up to code, a properly waterproofed shower (the part that decides whether a bathroom lasts 25 years or five), and often a layout change to open a cramped original kitchen into the hub of the house.
We do the tile and countertop work in-house, which is a big reason our finished projects hold up the way they do. Owner Michael Salamon has 20 years in construction and is personally involved in the jobs — so you’re dealing with a builder who tells you straight what a San Carlos home needs and what it doesn’t, instead of a sales rep upselling you on things that won’t make your house better.
Frequently asked questions
How much does a kitchen remodel cost in San Carlos?
Most full kitchen remodels in San Carlos land between $30,000 and $60,000, depending on cabinetry, countertops, and whether we’re changing the layout. Because these ranch homes are generally 50-plus years old, we budget honestly for the wiring and plumbing we’re likely to find behind the walls rather than quoting a low number that changes later.
Do you pull the permits for San Carlos projects?
Yes. San Carlos is part of the City of San Diego, so we handle permits through the City’s Development Services Department and schedule all the inspections ourselves. Standard kitchen and bath remodels, structural changes, and ADUs all get permitted properly — you never deal with the City on your own.
Can I build an ADU on my San Carlos property?
Most single-family lots in San Carlos can support a detached ADU or a garage conversion under California’s statewide ADU rules and the City of San Diego’s local program. The first thing we do is check your specific lot, setbacks, and utilities before any design work begins, so you know what’s realistic for your parcel.
Do you work on older ranch homes?
Yes — that’s most of San Carlos. We’re set up for the realities of 1960s and ’70s single-story homes: original supply lines, undersized electrical panels, cast-iron drains, and the layout changes that make a modest ranch live a lot bigger. It’s what we do every week in the Navajo area.
How much of a bathroom remodel is the stuff I can’t see?
In a San Carlos home, more than people expect. A bathroom remodel here usually runs $25,000 to $50,000, and a real share of that is proper waterproofing, updated supply and drain lines, and ventilation done right — the work behind the tile that keeps the room from failing a few years in.
